Mixed-use hotel, office development on Camelback nears completion
Project features 100,000 square feet of corporate space
The first new-build office space in the Camelback corridor in 10 years is nearing completion, as finishing touches are being added to the Camelback Collective mixed-use project, which will bring 115,00 square feet of office space and 160 hotel rooms to the area.
The project, at Camelback Road and 28th Street, has been under construction since February 2017 and cost more than $80 million to develop, said project leaders from Tucson-based Holualoa Cos. and Las Vegas-based LaPour Partners.
The project’s office portion is scheduled for completion by Aug. 24. The hotel, an AC Hotel by Marriott, is scheduled to open in October, said Stanton Shafer, principal and COO of Holualoa.
The project was designed with cross-utilization in mind, with conference rooms in the hotel for use by office tenants as well as others. The hotel will have a full-service bar, and breakfast and small tapas service.
“The Camelback corridor has a tremendous amount of Class A office space, but it doesn’t have a hotel that caters to business travelers,” Shafer said. “This is the perfect type of property for this location.”
Both the office building and hotel boast views of Camelback Mountain, Piestewa Peak and downtown Phoenix. Both buildings have a strong emphasis on natural light, including floor-to-ceiling windows on some sides of the buildings. The office building offers underground parking for tenants as well as a surface parking lot.
Jeff LaPour, president and CEO of LaPour Partners, said it has been about 30 years since a new hotel was built in the area, because it is “impossible to find land.” The location for the Camelback Collective was previously home to four office buildings originally built in 1978, he said.
“I first came to Phoenix in 1997, and shortly after that began looking for a hotel site on Camelback,” LaPour said.
Leases are out for signature for approximately half the office space in the new building, but floor plans up to 30,000 square feet are still available. Leasing is being handled by Jerry Roberts and Pat Boyle of CBRE.
